Θετικά μπορούν να χαρακτηριστούν τα μηνύματα από τις καταθέσεις πωλητήριων εγγράφων που κατατέθηκαν παγκυπρίως τον μήνα Ιούνιο του 2020.
Σύμφωνα με τα στατιστικά στοιχεία που παρουσιάστηκαν από το Κτηματολόγιο Κύπρου, κατατέθηκαν Παγκύπρια 646 πωλητήρια έγγραφα τον Ιούνιο του 2020 σε σχέση με 714 τον αντίστοιχο μήνα του 2019.
Παρ’ όλα αυτά όμως αν υπολογιστεί ότι τα 646 πωλητήρια κατατέθηκαν εν μέσω οικονομικής αβεβαιότητας και ότι μόνο το 30.5% προέρχεται από ξένους αγοραστές (μέσος όρος των τελευταίων χρόνων 45%) λόγω των μέτρων που υπάρχουν ελέω της πανδημίας του Covid-19, μόνο ενθαρρυντικά είναι τα μηνύματα που μπορούν να εξαχθούν. Περαιτέρω, όμως, θα πρέπει να βρεθούν τρόποι προσέγγισης νέων επενδυτών γιατί όπως είναι εμφανές από το πρώτο εξάμηνο του 2020, ο τομέας των ακινήτων σημείωσε σημαντική μείωση της τάξεως του 41.2% σε σχέση με το πρώτο εξάμηνο του 2019.

Λευκωσία
Στην πόλη της Λευκωσίας, παρατηρήθηκε αύξηση της τάξεως του 22.8% στις καταθέσεις πωλητήριων εγγράφων τον Ιούνιο του 2020 σε σχέση με τον περσινό. Περαιτέρω, όμως, συγκρίνοντας το πρώτο εξάμηνο του 2020 με το αντίστοιχο περσινό, παρατηρείται μείωση της τάξεως του 18.1%. Τέλος, σημαντική μείωση παρατηρήθηκε το πρώτο εξάμηνο του 2020 σε σχέση με την αντίστοιχη περσινή στις καταθέσεις πωλητήριων εγγράφων από αλλοδαπούς, όπου η μείωση έφτασε στο 48.1%.
Λεμεσός
Η Λεμεσός παρουσίασε μείωση στις καταθέσεις πωλητήριων εγγράφων της τάξεως του 7.8% συγκρίνοντας τον μήνα Ιούνιο του 2020 με τον αντίστοιχο του 2019. Επίσης, το πρώτο εξάμηνο του 2020 τα κατατεθειμένα πωλητήρια έγγραφα σημείωσαν μείωση που έφτασε το 53%. Τέλος, μείωση παρατηρήθηκε το πρώτο εξάμηνο του 2020 και στις καταθέσεις πωλητήριων εγγράφων από αλλοδαπούς, όπου η μείωση έφτασε στο 47.4%.
Λάρνακα
Η πόλη της Λάρνακας, παρουσίασε αύξηση 6.9% στις καταθέσεις πωλητήριων εγγράφων τον Ιούνιο του 2020 σε σχέση με τον περσινό. Περαιτέρω, συγκρίνοντας το πρώτο εξάμηνο του 2020 με το αντίστοιχο περσινό, παρατηρήθηκε μείωση που έφτασε το 27.1%. Μείωση παρατηρήθηκε και στις καταθέσεις πωλητήριων εγγράφων από αλλοδαπούς το πρώτο εξάμηνο του 2020 σε σχέση με το αντίστοιχο περσινό, όπου έφτασε στο 34.8%.
Πάφος
Η Πάφος παρουσίασε τη μεγαλύτερη μείωση στις καταθέσεις πωλητήριων εγγράφων όπου η μείωση έφτασε στο 50.7%, συγκρίνοντας τον μήνα Ιούνιο του 2020 με τον αντίστοιχο του 2019. Επίσης, το πρώτο εξάμηνο του 2020 τα κατατεθειμένα πωλητήρια έγγραφα σημείωσαν μείωση που έφτασε το 49.6% σε σχέση με το αντίστοιχο περσινό πρώτο εξάμηνο. Τέλος, μείωση παρατηρήθηκε στο πρώτο εξάμηνο του 2020 και στις καταθέσεις πωλητήριων εγγράφων από αλλοδαπούς, όπου η μείωση έφτασε στο 47.4%.
Αμμόχωστος
Οι καταθέσεις πωλητήριων εγγράφων που έγιναν στην ελεύθερη Αμμόχωστο τον Ιούνιο του 2020, παρουσίασαν αύξηση σε σχέση με τον Ιούνιο του 2019, η οποία έφτασε το 30.2%. Επιπλέον, συγκρίνοντας το πρώτο εξάμηνο του 2020 με το αντίστοιχο περσινό, παρατηρήθηκε μείωση της τάξεως του 37.6%. Μείωση παρατηρήθηκε και στις καταθέσεις πωλητήριων εγγράφων από αλλοδαπούς το πρώτο εξάμηνο του 2020 σε σχέση με το αντίστοιχο περσινό, όπου έφτασε στο 26%.
Ποσοστό αυξομείωσης κατατεθειμένων πωλητήριων εγγράφων
Εν κατακλείδι, οι καταθέσεις πωλητήριων εγγράφων για τον μήνα Ιούνιο στις 3 από τις 5 πόλεις της ελεύθερης Κύπρου παρουσίασαν θετικό πρόσημο. Αναμένεται περαιτέρω βελτίωση της όλης εικόνας με το άνοιγμα των αεροδρομίων από περισσότερες χώρες και ειδικότερα από χώρες από τις οποίες παραδοσιακά προσελκύαμε αγοραστές.
Περαιτέρω όμως, η σημαντική μείωση στις καταθέσεις πωλητήριων εγγράφων, που παρουσιάστηκε το 2020 πρέπει να σημάνουν άμεσα καμπανάκι κινδύνου. Τέλος, τα μέτρα που αναγγέλθηκαν από την Κυπριακή Κυβέρνηση σε σχέση με την ανάκαμψη της οικονομίας καθώς επίσης και τα καλά δεδομένα σε σχέση με την πανδημία του Covid-19, αναμένεται να βοηθήσουν την Κυπριακή αγορά ακινήτων.

Positive messages can be extracted by the deposits of contracts of sales filed in Cyprus in the month of June 2020.

However, comparing the first half of 2020 with the same period last year, there is a decrease of 18.1%. In conclusion, the deposits of contracts of sales for the month of June in 3 of the 5 cities of Cyprus showed a positive sign. A further improvement is expected with the opening of airports from more countries and in particular from countries from which we have traditionally attracted buyers.
Furthermore, the significant decrease in contracts of sales deposits, introduced in 2020, should immediately signal a bell of danger. Finally, the measures announced by the Cypriot Government in relation to the recovery of the economy as well as the good data in relation to the Covid-19 pandemic, are expected to help the Cypriot real estate market.
